What is an Accredited Buyer’s Representative?
An Accredited Buyer’s Representative represents the consumer who is purchasing the property in the real estate transaction. This agent ownes full fiduciary responsibilities, duties, and loyalty to the Buyer. The Buyer’s Representative works ONLY for the Buyer and has ONLY the Buyer’s best interests in mind throughout the entire transaction.
Why should I use an Accredited Buyer’s Representative?
As a consumer, how often do you buy real estate? Once, twice three times in your lifetime? Purchasing real estate is a complex and major transaction with many details to be handled. In the majority of cases, the seller will be represented by an agent. Wouldn’t you want to have complete and fair representation as well?
The Buyer’s Representative is responsible for the protection of their client’s best interests. Research conducted by The National Association of Realtors has shown that when a Buyer Representative was utilized, the prospective Buyer found their home one week faster and viewed three more homes than those Buyers that did not use a Buyer’s Representative. Research has also been conducted that showed those same Buyers saved considerable money (purchase price and closing costs) largely due to the knowledge and negotiating skills of their Buyer Representative employed on their behalf.
The Benefits of Using an Accredited Buyer’s Representative
Using a Buyers Representative offers the consumer many benefits including:
- Those agents better evaluate the specific needs and wants of their buyer and locate properties that fit those specifications.
- Those agents assist the buyer in determining the amount that they can afford by making certain they are Pre-Qualified or Pre-Approved before beginning the process. They show properties only in the buyers price range.
- Those agents research the selected properties to identify any potential problems or issues that could affect the buyers decision prior to writing a formal offer.
- Those agents advise their buyer on structuring an appropriate offer including the offering price, terms and conditions.
- Those agents present the offer to the seller or the sellers representative on behalf of their buyer.
- Those agents negotiate on behalf of their buyer to help obtain the best price and terms possible and always have their buyers best interest in mind.
- Those agents review and explain all contract elements and legal documents to their buyers within the scope of their license.
- Those agents make recommendations and give advisory assistance in securing appropriate financing for the selected property.
- Those agents provide a list of qualified potential vendors…Home Inspectors, Attorney Representation, Insurance Agents, Movers, Contractors, etc., if it is determined that these services are required by the buyer.
